Sustainable Practices in Modular Construction: Building a Greener Tomorrow

By 2050, the UN estimates that there will be 9.7 billion people on the planet, with 80% of them living in cities. Global greenhouse gas emissions will continue to rise – with the building and construction sector accounting for a percentage of these emissions as well.

Therefore, at SIBS, our main focus is on helping to meet the strong global demand for high-quality living environments where ordinary people can be safe and comfortable – without the buildings’ impact resulting in humanity exceeding planetary boundaries or in any person harmed by the process.
We believe industrialisation of construction is key to creating these living environments in a sustainable manner.

Thus, SIBS uses a building system for construction in a controlled factory environment to provide limitless opportunities for streamlining and development. To live up to our Code of Conduct and Environmental Policy, SIBS has strategies in place to help us achieve our vision of a safer, greener and more sustainable business.

Living environments where people thrive and are safe

SIBS’ Sustainability work is part of our commitment to responsible business and we aim to use innovation coupled with ConstructionTech (industrial construction with a high degree of digitisation and automation) to create good housing at a reasonable cost – without compromising on the quality, architecture and design.

We build each of our module mindfully. For example, the usage of underfloor heating and oak parquet flooring with clinker in front of external doors. We believe that attractive buildings with pleasant, green outdoor environments and spaces for social interaction create wellbeing and security.

Sustainable supply chains

Achieving sustainability would not be possible without ensuring the entire process itself is sustainable. Hence our stringent code to ensure all suppliers we engage with must comply with our Code of Conduct for Suppliers, which is based on the UN’S 10 principles of human rights.
In our new process, we use training, requirement specifications, process and material reviews with regular checks to establish a complete and sustainable supply chain.

Net zero carbon emissions of greenhouse gases by 2045

With an established, well-controlled and sustainable supply chain, SIBS wants to be completely climate neutral by 2045. Given that we are in a strong growth phase, our milestones are intensity-based. We believe that industrial construction is the key to achieving net zero greenhouse gas emissions.

Having a building process that is more reminiscent of industrial manufacture than a traditional construction project gives us greater opportunities to measure and improve our process. By 2030, we aim to reduce our greenhouse gas emissions by 50%, followed by a further reduction of up to 75% by 2040 – and this would eventually ensure that SIBS achieves its goal of a net zero emission of greenhouse gases by 2045.

Energy-efficient buildings

We developed our building system to enable us to be long-term owners of properties and we have therefore prioritized constructing energy-efficient buildings based on our vision of having the most energy-efficient buildings on the market.

We strive to construct buildings of the highest energy class by installing well-insulated walls and ceilings, high-quality windows and doors, smart heating solutions, ventilation using rotary heat exchangers and other innovative solutions.

As we aim to reduce energy consumption of our buildings by 5% per year, we continue to supply our buildings with 100% green electricity.

Environmentally certified buildings

Our environmental certifications are confirmation that we construct sustainable buildings. We work with both the Swedish certification system Miljöbyggnad and the US LEED system, depending on the circumstances of the individual project.

SIBS’ aim is to achieve environmental certification for all our own properties to Mijöbyggnad Silver or LEED EBOM Gold standard.

Non-toxic construction

SIBS takes things a step further in our effort towards non-toxic construction. Our main steps to ensure non-toxic construction were to assess all building materials purchased from Asia Byggvarubedömningen, to replace products with alternatives that have better content and to keep logbooks for all our projects.

In addition to new building materials and suppliers, SIBS is now focused on installation materials and other products that are outside the criteria on which products need to be assessed for certification to the Mijöbyggnad Silver standard.


To live up to our Code of Conduct and Environmental Policy, we carry out well-structured work with focus areas, goals and action plans. A thorough follow-up process on ourselves and our suppliers also ensures that we always keep our goals in check.

SIBS holds the standards we strive towards of utmost significance. As much as we want to drive the construction industry towards a better tomorrow, we believe sustainability is always the way forward – for us, our neighborhoods, communities, cities and the world.
